Caminet
Caminet is an independent property consultancy based in the south of the Haute-Vienne, near the Dordogne border, working with international buyers and private sellers across France.
It was created to offer an alternative to the traditional estate agency model: structured, commission-free guidance focused on clarity, preparation and informed decision-making.
Buying or selling property in France can be complex — especially for foreign buyers navigating language, legal frameworks and regional differences. After four years working inside the agency system and participating in over 70 property transactions, it became clear that many of the difficulties clients face arise long before an offer is signed: understanding the process, interpreting diagnostics, evaluating risk, asking the right questions, and preparing properly.
Caminet was built to address that gap.
Background
The connection to France goes back to childhood summers spent here, long before settling permanently. After meeting my wife in Paris during a student exchange, I lived and worked in Paris for approximately fourteen years as an IT consultant. That experience shaped the way property is approached today: structured, analytical and process-driven.
Alongside professional work, I have been personally involved in property and other investments, which provided practical insight into long-term decision-making beyond the transactional moment.
Later, I worked for four years within the international agency;Leggett Immobilier, guiding buyers and sellers through the French property system and contributing to over 70 completed transactions. That experience provided an inside view of how the system functions — and where clients most often struggle.
Rather than continuing within a commission-based structure, I chose to develop an independent advisory model.
An independant aproach
Caminet operates independently from property transactions and commission structures. It does not act as an estate agency and does not hold property mandates. The role is advisory and educational: helping clients prepare, understand, evaluate and navigate — while remaining separate from the transaction itself.
This independence allows advice to remain aligned with the client’s interests, without negotiation incentives or sales pressure.
Education and Accessibility
The goal is not only to advise clients individually, but to make reliable information accessible to as many people as possible. Through structured guides, written resources and
video content, Caminet aims to help buyers and private sellers understand the French property system — whether or not they choose to engage in one-to-one consultancy.
Some projects require detailed support and tailored analysis. Others simply require clarity at the right moment. Both approaches have value.

Consultations can be conducted remotely or in person depending on the project.
